Description
The Land Registry Certificate is a document that provides detailed information on land or buildings registered in the land registry. It can be requested by anyone, as long as they know the data of the land, building or subject (physical or legal) for which they intend to obtain the document.
Types of Land Registry Search:

Land or Building Land Registry Search: Provides identification and classification data for land and buildings.

Land or Building Historical Land Registry Search: Includes both current data and all changes to the data over time.

Land Registry Search by Subject: Provides the personal data of the owner of the land/building and the identification and classification data of the lands and buildings to which they are registered.

Land Registry Search on Historical Subject: Includes both current data and all changes in data over time.
When to request the Land Registry Search:

To pay municipal taxes (IMU, TASI and TARI).

To apply for mortgages from banks.

To validly register a rental agreement.

If you want to know if there have been changes of ownership on a piece of land.

If you want to know if a building has changed its intended use.

If you want to know the cadastral income of a land or building.
Please note that the data contained in the land registry report have no legal value, the land registry is not a probative body. Furthermore, the land registry report cannot be requested in the provinces where the land registry system is in force (Trento, Bolzano, Trieste and Gorizia).
